Steps for Renting a House

Step 1: Make a renting plan

Define your budget range, desired size, preferred housing type (house or apartment), and your ideal district or specific area. Gather information about the rental prices for different housing types.

Step 2: Find an agency and shortlist properties

Browse listings from several reputable local agencies in your preferred areas. Select a few properties that match your needs before arranging viewings.

Step 3: Inspect the property in person

Accompanied by an agent, meet the landlord and view the property carefully. Ask questions about anything that concerns you during the visit.

Step 4: Engage an agency

If you find a suitable property and a trustworthy agency, you may authorize them to handle the rental process on your behalf.

Note: Before signing an agreement with your agency, request a full breakdown of all fees to avoid disputes and unexpected costs.

Step 5: Negotiate and sign the contract

Work with your agency to negotiate rent, repairs, utilities, and other terms with the landlord. Use the official contract template and add agreed clauses to clarify both parties' rights and obligations.

Note: Prepare yourself a Chinese name and a Chinese-English bilingual version of the contract in advance. You must sign the contract using your Chinese name.

Step 6: Register the contract

Submit the signed lease contract to the housing department of the district where the property is located for official filing. This helps protect the legal rights and interests of both parties.

Step 7: Pay the deposit and get the keys

Typically, pay the first month's rent plus a deposit (often two months' rent) before moving in. The agency will assist with the registration and handover procedures.
